Many parents look forward to a child-free era, after doing their part for 18 years, and treating themselves to some quality time. But the housing crisis is putting a stop to that dream. 

With a record number of young adults now having to live with their parents, the term Grad Pad is becoming a more commonly used phrase.

As of early 2026, data shows that more than two-thirds (68%) of 23-year-olds live with their parents in the UK (according to a study done by the University College of London). The main concern being the cost of housing. Some Gen Z are using ‘the hotel of mum and dad’ as an opportunity to save for a deposit, while 12% reported they didn’t want to leave their family home. 

Whatever the reason may be, this new multi-generational way of living is causing issues. With a lack of personal space and freedom putting a strain on family members. This can particularly affect young adults’ mental health as they feel trapped due to a lack of independence. 

It’s abundantly clear from these stats that more affordable housing is needed, but that doesn’t help the young adults currently in crisis. This is when the Grad Pad can be a great solution.

Many parents are now expanding their current homes to accommodate their adult children to ride out the housing crisis. The Grad Pad can take on the form of a loft or garage conversion and, in some cases, an extension. 

The main challenge of this solution is the cost and stress of implementing these modifications. Not only the build itself, but also gaining the correct permissions to undertake these projects. With Permitted Development (PD) being adequate for most Grad Pad projects (which avoids full planning permission, saving time and money), larger projects may require full Planning Permission.
